The First-floor living area includes a game room with a pool table, an office with a desk and printer, and a sitting area surrounded by full-length windows to the pool, spa, and lake. Veer right into the massive great room, fully equipped kitchen, and dining table, sure to be the gathering spot. The great room includes a large sectional sofa, large screen TV, and views of the pool and lake. The kitchen has it all: a full-size refrigerator, freezer/ice maker, oven, convection/microwave oven, dishwasher, large island with counter seating, and all the cooking gear you need for a family feast.

King bedroom and bath with direct access to the summer kitchen and pool area.

Second Floor
Primary King bedroom with sofa sleeper in separate sitting area. Huge primary bath with walk-in shower, tub, and dual vanities. Balcony over pool.
3 Queen bedrooms each with private ensuite baths, TV, and balcony. One bedroom equipped with Peloton cycle (Peloton shoes required).
Laundry room with full-size washer and dryer.

Inquire prior to arrival for preferred vendors and discounted rates for golf carts, bikes, paddle boards for the lake or beach, or any other question or amenity to enhance your stay. Golf carts are not allowed on Hwy 98 and a protected crossing is 0.2 miles to State Road 393.

Neighborhood Overview 
On a residential Cul-de-Sac away from, but very close, to the 30A and Grand Boulevard scene. About 2 miles or 5 minutes to the West Allen Dune Beach Access, Gulf Place, Shunk Gulley's Oyster Bar, and so much more. Very close to many local eateries along Highway 98, Los Rancheros, Don Pedros, Hwy 98 BBQ, Louis Louis, Bayou Bill’s Crab House, and more.

Local Description
The Beaches of South Walton are tucked away in Northwest Florida between Destin and Panama City on Scenic Hwy 30A, which runs for 18.2 miles along unspoiled sandy white beaches and sea oat-covered dunes, past freshwater coastal lakes, saltwater inlets, through hardwood hammocks, longleaf pines, and superb coastal scrub oaks. The beaches are famous for the shimmering emerald blue-green brilliance of the Gulf of Mexico, sugar-white fine sand beaches and unspoiled natural beauty.


Beach Access

West Allen Loop Beach Access. 5 mins 2.1 miles. Limited bike and cart parking.

Ed Walline Regional Beach Access. 6 mins 2.4 miles. Restrooms and picnic tables. Limited parking.

Topsail Hill Preserve State Park 7525 W. County Highway 30A, Santa Rosa Beach FL 32459 ($6/vehicle). About a 5 minute drive. 2.5 miles. You will find 3 miles of beautiful pristine beaches, many trails, and coastal dune lakes for your adventures. Open 8 am to sunset every day.

o Swimming and sunbathing can be enjoyed along 3.2 miles of beach. Lifeguards are not provided.

o A tram shuttles visitors to the beach from the day-use parking area. Visitors may also walk or ride their bikes down to the beach on the shared-use trail. Nature hikes and educational programs are scheduled regularly. Ask at the ranger station for more information.

o Anglers can fish along the beach. A Florida saltwater fishing license is required for persons between the ages of 16 and 65. Boats are prohibited in the park.

o The Morris Lake Nature Trail is a 2.5-mile walk along Morris Lake and ancient coastal dunes.

o The Campbell Lake multiuse trail leads from the tram station to Campbell Lake for hikers and bicyclists.

o Hikers can also enjoy miles of abandoned jeep trails while picnickers can lunch at the boardwalk to the beach or at the Morris Lake beach access.

Hidden Heaven

Other Charges, Taxes, Damage Coverage, Payment and Travel Insurance:
  • $465 Cleaning Fee per stay.
  • $149 Accidental Damage Coverage ($1,500 limit) & Booking Fee. 
  • 12.0% State and Local Taxes.
  • 4.0% processing fee if using a credit card. 
Payment and Booking Information:
1. Reservation requests 30+ days before check-in. Cancel within 2 days without penalty. A 25% Advance Deposit will be charged to the card 1-2 days after booking (if not paid otherwise).
Balance of booking is due and charged 30 days prior to check-in.
2. Reservation requests 30 days or less before check-in. 100% will be charged upon booking.
Travel Insurance. We strongly recommend the purchase of Vacation Travel Insurance. For details contact host.

Important House Rules and Local Regulations

-The Guest Admin/Damage Protection Fee or rental rate includes $1,500 of Accidental Damage Protection. Guest agrees to pay for all damage and missing items not otherwise paid for by Accidental Damage Coverage, security deposit, or other form of payment.
-Your booking source payment and cancellation terms prevail. A Cancellation Fee may apply.
-Check-in 4 pm, Check-out 10 am
-No Smoking.
-Maximum Occupancy cannot be exceeded.
-Minimum age 25 years old. 1 adult 25+ years old for every 3 minors 13-17. Due to restrictions, insurance, and/or local ordinances, we are unable to rent to (i) guests under the age of 25, or (ii) student/college groups. A full guest list is required at the time of booking and the primary renter must be present at check-in and during the entirety of the reservation. ID's will be checked upon booking and verified onsite at check-in and throughout the stay. We reserve the right to refuse entry as well as evict guests found to be underage or in violation of this or other Rental Agreement provisions. No refunds upon eviction.
-No events or parties allowed. The property has noise monitoring in place.
-Our County or City may regulate short-term vacation rentals and guests must adhere to restrictions that include maximum occupancy, noise, off-site parking, vehicle ID display, trash disposal, and environmental compliance. Violation by guests will result in fines and penalties to the primary guest representative.
-Upon booking deposit or payment, all Guests agree to (i) PMI Destin-30A (Host) Vacation Rental Agreement terms and conditions, (ii) complete the Host's pre-check-in, and (iii) digitally sign the Host's rental agreement.
